Buy. Sell. De‑risk. NSW development sites.

Development sites with the planning answer already attached.

Prominent Capital is a licensed buyer and seller of development land, backed by the group that does the planning, approvals and building-code work. We know what a site can become before anyone bids on it, and we can act on that: as purchaser, as agent, or as the planning answer behind someone else's sale.

Distressed and time-critical sales

Mortgagee, receivership and motivated-vendor sites: we are a buyer.

When a development site has to move, the obstacle is rarely the price. It is that nobody at the table can say quickly what the site is worth as a project. We can. Our planning team reads the controls, pathway and yield in hours, and Prominent Capital can then make an offer, bid at auction, or underwrite a sale.

If you are a receiver, administrator, mortgagee or their agent, we want to be on your call list before the campaign starts, not after.

  • Planning answer in hours. Pathway, yield and the one risk that decides the value, from the group's own planners.
  • We can transact. A licensed real estate agent sits inside Prominent Capital, so we can buy, sell or act for a vendor without waiting on a third party.
  • Approved or unapproved. A stalled DA is often worth more than it looks once it is redrawn to the current low and mid-rise housing rules.
  • Clean, documented offers. We put the planning basis of our price in writing, which helps a receiver or executor justify the outcome.
  • Builder and operator network. Part-complete projects can be assessed with National BCA and finished through our builder relationships.

What happens after you send the site

The same three steps whether you are a seller, a buyer, an agent or a receiver.

1

You send the address

An address, a portal link or a list. Add the situation and any deadline.

2

Planning answer, same business day

Controls, pathway, yield and the one check that decides it, from the group's own planners.

3

A clear next step

An offer from us, a sale plan, a shortlist of sites, or a straight no with the reason.

Three parties, one planning team behind all of them.

Every development site has a seller, a buyer and usually an agent. All three need the same thing first: a reliable answer on what can be built. That is what the group does for a living.

1. Selling a site

Sell it as a project, not a block.

We test your site against the controls, draw the scheme that gets the best price, and sell it with the planning answer attached. Or we buy it ourselves.

Selling a development site
2. Buying a site

Planning answer first, price second.

Tell us what you want to build and where. We find and screen sites, flag the clear no's, and bring you the ones that work, with yield drawn to the controls.

Buying a development site
3. Agents

Maximise the sale. Find the purchaser.

A planning review for your listing that you can hand to buyers, plus a pool of developer purchasers we are already briefing. Where there is no buyer, we may be one.

Working with agents
1. Selling

Have a site to sell? Two ways we can help.

Most development sites are sold on a guess about potential. We replace the guess with a planning position, and that is what moves the price.

We sell it for you

  • Planning review and concept scheme by PlanLand, so the campaign states what can be built and by which pathway: CDC, DA, or the low and mid-rise housing policy.
  • Optional pre-DA or lodged DA before sale. A defined project sells for more than STCA.
  • Sale by a licensed agent inside the group, direct to developers, builders and investors we already brief.
  • Honest feasibility. If the numbers do not stack up for a developer, you hear it from us before you spend on a campaign.

We buy it from you

  • Direct purchase where the site fits our own development or investor pipeline, with the planning basis of our offer in writing.
  • Quick and quiet. No open homes, no campaign cost, no waiting on an unconditional buyer who still needs a planner.
  • Suits motivated, mortgagee, estate and stalled-project sales. See distressed and time-critical sales.
  • Off-market first. If we are not the buyer, we can take it to our purchaser list before it hits the portals.

Send us the address and we will tell you which route gets you the better outcome.

2. Buying

Let us find you a development site.

We find sites, test them against the planning controls before you see them, and show you what they can become. You get the planning answer first and the price second.

Planning pathway

PlanLand. Zoning, the low and mid-rise housing policy, lot size and frontage, and whether the site goes through CDC or needs a DA. We name the one check that decides it.

Building code and fire safety

National BCA. NCC and fire-safety constraints that change yield or cost, flagged before you commit rather than after the design is drawn.

Yield and scheme

Group drafting and BIM. An indicative scheme drawn to the controls, so the unit count and floor area come from a plan and not a rule of thumb.

Every address, price and figure is checked against its source before we show it. We do not publish illustrative sites. Send us your brief.

3. Agents

Listing a site with potential? We help you sell it, and we may buy it.

Two things an agent needs on a development listing: a planning answer buyers will trust, and purchasers who can act on it. We supply both.

1

Send the listing

An address, a portal link, or your whole open-for-inspection list. Batches are fine. Best at listing, before anyone briefs a planner.

2

We review and check the copy

Controls, pathway and yield, plus a check of the listing's lot area, frontage and site description against the cadastre so nothing gets picked apart later.

3

You forward it, we bring buyers

A one-page buyer summary you can pass straight on. We also put the site in front of the developers we are briefing, and tell you if Prominent Capital is a buyer itself.

Granny flat?Yes or no, and the pathway.
Duplex?Yes or no, and what decides it.
Subdivision?Lot size and frontage against the minimums.

Vendor upsell: concept or pre-DA

Where the site warrants it, we offer your vendor a concept scheme or pre-DA through PlanLand so the campaign sells a defined project rather than STCA.

Clean no's, early

If the site does not work for development, we say so before auction day, with the reason. That protects your campaign from claims it cannot back up.

Send us the site.

Whether you are selling, buying, listing, or managing a receivership or mortgagee sale, start with the address. We come back the same business day with what the site can be and how we can help.

We receive a lot of spam calls, so we don't usually answer unknown numbers. If you call and we miss it, please leave a voicemail and we'll get back to you.
